BUSINESS MODEL & CRITERIA

BulletProof Basis → ProForma.

Every CRE deal I've done follows a similar pattern: buy a fixer building at a bulletproof cost basis, invest in curb appeal, supercharge leasing velocity, and drive predictable forced appreciation by maxing out net operating income.

01
Bulletproof basis
Find fixer buildings with low rent, high vacancy, and deferred maintenance. Sourced off-market via direct owner marketing or pocket listings from brokers we've worked with for years.
02
Curb appeal investment
Fresh paint, parking lot, signage, and HVAC upgrades to attract new tenants and keep existing ones renewing.
03
Leasing velocity engine
Proprietary in-house prospecting using CoStar, ESRI, Google, and Yelp APIs. Generous broker commissions, LoopNet Premium Placement, and laser-targeted ad campaigns.
04
Forced appreciation
Predictable NOI growth by maxing out net operating income. Appreciation we control through operations — not market timing.

Why we love value-add commercial real estate.

Real estate compounds through multiple profit centers simultaneously. That's the quiet math behind multi‑generational wealth.

01
Quarterly distributions
Cash-flowing buildings with predictable investor distributions, subject to property performance.
02
Forced appreciation
Value is within our control by increasing the income of the property — not market timing.
03
Principal pay-down
Tenants amortize the mortgage. Equity compounds over the hold.
04
Tax efficiency
Accelerated depreciation through cost segregation studies where appropriate.

BIO

Microsoft → Landlord

I bought my first rental house in 2009. Since then I've invested in rentals and fix & flips across WA, CA, and TX. In 2017, we bought a bank-owned, foreclosed shopping center in Maricopa, AZ — our first 7-figure profit. We've focused on commercial real estate ever since.

After graduating from the Foster School of Business at the University of Washington I worked at Microsoft and EA Sports, selling Xbox ads to Hollywood studios and automakers.

Brittany, Beckham, Ellie, and I love going on adventures and exploring the world from our home base in Huntington Beach, CA. When I'm not immersed in real estate, you'll find me actively involved in the kids' school programs, coaching flag football, and logging countless hours on the pickleball courts.

Let's build wealth together.
